The below Is a website formatted copy of a flyer handed out in the Highlands  community  during  the  weekend.

SPECIAL NOTE :  Commissioner McGinnis, who is a Highlands resident, has NEVER even approached the Homeowner's Association direct about this project.    She has, however, seen fit to discuss this with the Wildwood & Greenspointe HOA's --- the company she works for Paine Anderson is the property management company of those sub-divisions.   She is paid by Paine Anderson's management.

       Even though the City Planning & Zoning Board voted unanimously against the below issue -- FOUR commissioners voted for this favor for their buddy developer, and landowner paying little attention to the previous zoning.     Commissioner Krebs was the only "nay" vote !      This just supports PFGG's claim that they are desperate to bring in untold scores of residents to their planned high rise, zero lot line, high density apartments, and condos with hopes the people will shop their empty "Tiny Town" --- aka the Towncenter --- to increase the sales revenues so other business don't pull up stakes and leave --- as many have already done.    Ask them how many have already left --- they won't give you an honest answer.    They can't --- they're not even honest in their positions of government.

      The dais deceit is knee deep around the mayor's seat as laid out by their "ringmaster" McLemore.    The mayor shuffled the papers submitted by the public to speak so that any rebuttal could not be made.    Then he allowed those in favor -- ex-commissioners Gennell and Martinez -- to speak for their developer friend, and would not allow even an attorney to answer the slanted presentations of those two "ex-lapdog" commissioners.    The mayor conducts the meeting to suit the city --- NOT it's CITIZENS.    Remember that when he runs for re-election in 2006.     He's for every deceitful maneuver the city manager can generate.    They work together like two "peas--in--a--pod ".

      There is NO PLACE to shop unless you are just shopping for groceries in the city's revenue short "shopping center" .    They have NOTHING to attract shoppers --- only fast foods and services such as tax, dental, sun tan, pool supplies, and a bank.    They -- the city government --- call that a SHOPPING center.    It's not even a "town center".   It has no parking --- but they want to spend your tax dollars for parking garages for those "private business" .     When are you citizens going to tell them -- NO MORE ?

      This taxpayer fiasco has already cost taxpayers well over $25,000,000 million dollars, which has no chance of being recovered for at least a decade.     The stupidity of the commission and city manager is astounding.    No wonder McLemore pays millions to consultants  -- he can say they did it --- NOT HIM !    That's the very reason he was fired in Martin County -- TOO MANY consultants.   Check the records !

Don’t Let Our City Leaders Sell Out The Highlands!

            Please come to the Commission meeting at city hall on February 13th at 6:30 p.m. for this very important PUBLIC HEARING.   If you can’t make it, please email the Mayor and City Commissioners TODAY to tell them to vote NO on the Keewin’s Large Scale Comprehensive Plan Amendment Application to rezone 47.27 acres on Shepard Road and Florida Avenue from PUD Commercial and Light Industrial to Medium Density Residential (up to 9 units an acre).

 Ask Yourself:

            Why was Keewin Real Property’s presentation at City Hall on February 7th and not at a neutral location?    Why were Keewin’s representative, and attorney unable to answer some key, or basic questions?

            Why is there NO evidence of signed agreements between the City & Keewin as well as other governmental entities for all the vague promises being made in the City’s staff report and Keewin’s application on the impacts to neighborhoods, traffic, roads, schools, recreation, public safety, environment, potable water, and more?

            Why were Wildwood residents at the “Highlands Community Meeting” at city hall on February 7th?     Did Commissioner Sally McGinnis, an employee of Wildwoods’ property management firm, ask they be invited?

 

            Why are city leaders implying the entire 47.27 acres are zoned heavy industrial?   Don’t City Commissioners remember that the Light Industrial zoning they created is less intrusive than C-2 zoning and that PUD/Commercial (also on this parcel) is supposed to be compatible with residential neighborhoods?    Why did the City Manager FAIL to disclose that adult entertainment cannot operate in proximity to residential, schools, & day care facilities but left the public hanging as if it is a possibility?

            Wildwood residents will not suffer the impact of any cut-through traffic on their streets because Wildwood does NOT have any through streets in the subdivision.    All Highlands’ residents will suffer the traffic impact.

            How can a $1200 impact fee per townhouse be sufficient to protect or help school children, administrators, teachers, classroom space, & school programs?   Throwing money around is not the answer.

            What will be the impact on the Highlands nature trails, recreational facilities, playgrounds with about 1200+ new neighbors down the street?    Keewin reps can’t even tell us the bathing load of the pool.   Barclay Reserve in townhouses in east Winter Springs doesn’t have a pool or other amenities.    City Commissioners allowed that!

            Once rezoned, Keewin CAN REQUEST TO BUILD UP TO 425 TOWNHOUSES.   There are about 2,194 multi-family units being developed today in the city.   Less than 10 single-family homes were built in 2005.

            The selling price is going DOWN fast! First it was $300,000/unit, then $275,000/unit, then $240,000/unit.    The other night it was $225,000/unit for 1600 square feet units.    How low will it go?   Is this an indication the housing market is going down?   Or, is this starting to sound like an AFFORDABLE HOUSING project?   How would you market a new development with high-tension power lines on one side and the 17/92 light industrial businesses on the other with the Lynx bus line just around the corner?    Remember, the City Commission tried to put affordable housing on SR434 by the golf course in 2003 (Davis Heritage).    Is it trying to again?

 Highlands  residents  MUST  speak  or  we  WILL  SUFFER  the  consequences  of  this  rezoning.
